The action

Agent Christopher Bibby used every modern social media technique to lure buyers into this three-bedroom townhouse, but it was an old-fashioned lawn sign that brought many house hunters to his door entrance from Bathurst Street.

“With condominiums in general, we’re never allowed to put up ‘For Sale’ signs, so the fact that there was a front garden, we were able to put a sign out front,” said Mr. Bibby.

“Have a ‘For Sale’ sign right on Bathurst and Adelaide [streets] brought a lot of visibility to the unit.

After a slow start to the market, the asking price was lowered by $18,100. It took another few weeks to come up with a solid offer, $14,900 more under the discounted asking price.

“The housing market started to decline, so a lot of people who might have been looking for something like that saw prices go down on the freehold side,” Mr Bibby said.

“We did a slight reduction to $1,379,900 to refresh the property and that ended up triggering a handful of viewings, so we were pretty busy, and that ended up leading to this offer.”
