Controversial apartment and townhouse project passes city council | Business Observer


Tampa City Council is expected to consider a proposal Thursday, September 23 for a controversial apartment and townhouse development to move to the residential Beach Park neighborhood, largely, but not exclusively, on the edge of the district. from Westshore.

The development at 200 S. Hoover St. includes a six-story 392 unit building, 16 two-story townhouses and a seven-story parking garage. The developer, Wisco 7 LLC, is asking the city to change the rezoning from residential offices to planned development.

The council on Thursday could take the first step towards final approval of the project or actually kill it.

The building, which is opposed by a group of neighbors, would be located next to an existing apartment building, Mosaic Westshore, and within sight of several other condo and apartment complexes, two hotels, houses row and several office buildings. The property, on the corner of South Hoover and West Cleveland streets, is now home to Mariner Square Park, a largely empty office complex.

The Hillsborough Planning Commission, according to the council’s website archives, found the plan consistent with Tampa’s comprehensive plan.

The Beach Park neighborhood is close to Westshore and Kennedy Boulevard, near the Howard Frankland Bridge slip road and within walking distance of WestShore Plaza. In addition to offices, condominiums and apartments, the neighborhood, like much of South Tampa, is changing from one of the small ranchers housing longtime residents to one of the newly constructed homes in ‘a million dollars often housing newcomers.

Many of these residents have banded together against the 200 S. Hoover St. Project and two others that are being developed into a group called Save Beach Park.

The group argues that bringing so many apartments to the area would lead to overcrowding in local schools and on nearby streets. Developers say, however, that growth in an already transforming industry, especially when condominiums, apartments and office complexes already exist in the neighborhood, is inevitable.

Among the other two projects currently under consideration is a 12-story, 192-unit mixed-use building that would be located on the water at 5600 Mariner St. which was proposed by a development group linked to the Kiran & Pallavi Patel Foundation for Global Understanding.

Thursday’s meeting is set for 5 p.m. in the City Council Chamber of the Old Town Hall on Kennedy Boulevard.
