Development of stacked townhouses with over 250 units offered in Milton

A new development of over 250 unit stacked townhouses has been proposed in the Town of Milton.

The development, proposed by Fernbrook Homes, would consist of nine stacked townhouse blocks containing a total of 254 units. Seven of the blocks would be laid out around the perimeter of the property with an internal circulation ring road surrounding the remaining two blocks and the main exterior communal amenity area.

As a result of this proposal, the Applicant is seeking changes to the City of Milton’s Comprehensive Zoning By-law to change the existing Green Space Zone symbol to a site-specific mixed-use zone with a detention symbol for one. property located at 8175 Britannia Road. This amendment would facilitate the construction of the facility.

The Fernbrook property, located at 8175 Britannia Road, was previously known as Boyne Soccer Field and Community Center and was owned by the Town of Milton. It currently contains two existing structures including a small former community center and a storage shed. In 2016, the City sold the property to Fernbrook Homes.

The Applicant’s vision for the proposed development is to create an “attractive, compact and pedestrian-scale residential enclave comprised of stacked condominium townhouses with underground parking in a location adjacent to Britannia Road that will be close to future public transport possibilities ”.

In addition, all units offered in the development would contain two bedrooms or one bedroom with a boudoir, at the buyer’s choice.

If the rezoning application is approved, the applicant will need to obtain site plan approval from the City of Milton before applying for a building permit or commencing any construction on the subject property. This will also include the review and approval of the urban design dossier required to ensure that the development will meet the City’s design objectives.

According to the Town of Milton, the application is complete in accordance with the requirements of the Planning Act and the proposed amendment is consistent with the planning policies of the Province, Region and Town of Milton.

City staff also reviewed the request against the policies of the Provincial Policy Statement (2020), Growth Plan (2019), Official Area and City Plans, and Boyne Secondary Plan. Survey, including the Boyne Survey Tertiary Plan (July 2017) and the relevant Subwatershed Impact Study.

They are confident that the proposed zoning by-law amendment, as amended during the review process, complies with provincial, regional and municipal policies and other requirements.

This development and the proposed changes to the zoning by-law are expected to be discussed further at an upcoming council meeting on September 13.
