This two-bedroom townhouse in southeast Calgary went up for sale shortly after several bidders competed for a larger three-bedroom property a few doors down.
“We chose to wait [that home] sold before listing ours knowing we would likely net [down] effect of a handful of buyers who didn’t get the other property,” said agent Joel Gwillim.
“It was a plan I offered to sellers to take advantage of the other sale – and it worked out well.”
In fact, buyers who bid but lost on the larger home – which sold for $451,000 – won this smaller one instead. Their offer of $455,000 beat four other bids.
“Every offer was either off-list or off-list,” Mr Gwillim said.
“One won because he had two of the best things: he was hardcore and it was the highest prize, so it was a no-brainer to pick him.”

There are three bathrooms. The recently renovated kitchen is located between the living room, with its gas fireplace, and the dining room, which also has access to the rear terrace. Double height ceilings open to a boudoir above.

“It’s a townhouse condominium in an amenity-rich neighborhood, so it’s in the price range for a first-time buyer,” Gwillim said.
“Many other comparable [houses] were a bit dated and needed some work. But this one showed up nicely as soon as you walked in, from the floor to the kitchen.
