Local Queensland developer Sandt Developments has filed plans for its latest multi-residential project.

Sandt Developments, which previously created the Fortitude Valley Utopia Space high-rise apartment development, has submitted plans for 34 townhouses in Ashmore, an inland Gold Coast suburb.

The project was dubbed Hart St Residences, due to its amalgamated 7,237 m² spanning 2 Hart Street, 67 Numeralla Avenue and 463 Ashmore Road.

Archidiom designed seven different types of townhouses, each spanning two or three levels. Each will have four bedrooms, and some will have an additional office area and second living space upstairs.

The townhouses will start from 189 m² and extend up to 247 m² of interior living space.

The 34 units on offer are divided into nine blocks, each containing between one and five townhouses.

Urban planner Bennett + Bennett said the project occupies a prime location in the southern part of Ashmore.

“It is considered that the built form and character of the proposed development is compatible with that of the surrounding sensitive land uses in the area,” Bennett + Bennett noted in its report.

The site already has approval for a 77-unit retirement home and a 17-unit retirement home. There had been pre-approval for an 84-unit project before it was turned into a retirement home.
