Launched at the start of patio season, the 500-square-foot deck equipped with a bar and barbecue on this three-story townhouse, along with its unobstructed easterly views toward downtown Calgary , have been a hit with buyers,
“There were townhouses with outdoor space or roof terraces about a quarter the size, so there wasn’t much direct competition for ours,” agent Joel Gwillim said. .
“We had an offer quite early, but it was subject to a sale in Eastern Ontario, which was simmering and seemed like a no-brainer. But they couldn’t sell their house to make it easier to buy here.
Forced to start over, sellers decided to rekindle interest in the 1,506 square foot space by reducing the asking price by $25,000. After six weeks, a deal was brokered for $755,000.
“The price pushed us toward entry-level single-family homes in the area, so people were saying they could get a really cool townhouse or something with their own yard and no condo fees,” he said. Mr. Gwillim.
“But it’s really good quality [home] in a good location at a more affordable price at the end of the day.”

In 2012, this three-bedroom end unit was one of four townhouses built with built-in double garages and street-level entrances. The resort is self-managed and monthly fees are $343.
There is heated tile flooring in the hall and an open kitchen with high gloss cabinets, an island with a waterfall design and stainless steel appliances including a gas stove.
On the top floor, the master bedroom has a walk-in closet, a two-sided fireplace and the largest of the three bathrooms in the house.
“[The other townhouses] have similar layouts, but this has an additional bedroom/den on the main level,” Mr. Gwillim said.
“For the age of the house the finishes were of a higher quality and standard than you would get in this era.”
